Guessing with a rake works on a small back yard and fails on anything larger. Cut and fill is done with the soil profile in mind. Simply importing fill on top of existing clay loam creates a layer boundary that roots do not cross and water does not either, so where we add material we scarify and blend rather than stack. Where we cut, we watch for caliche, which turns up a foot or two down on a great many lots here and is hard enough to change the equipment on the job. Exposing raw caliche and then asking new sod to live on it is not a plan, so grading and soil amendment are quoted together on almost every project we do. Beyond drainage grading we handle finish grading behind new construction, where the builder's rough grade is rarely what the landscape needs and the topsoil is usually in a pile behind the garage. We also level established lawns that have gone bumpy from settled utility trenches, old stump holes, prairie dog and pocket gopher workings out toward the edge of town, and years of freeze-thaw on shrink-swell clay. On a lawn with sound grass, that is often a sand-and-compost topdressing plus roll over two or three visits rather than a tear-out, which is cheaper and keeps the turf you already own. We will tell you which category you are in. Not every uneven yard needs rebuilding, and we would rather sell the smaller job that actually solves it. One last note specific to here: leave a graded pad bare for a week in spring and the wind will take the fines off the top of it. We schedule grading and sod close together for that reason.
